You should schedule your move as soon as you feel comfortable, although you may want to wait until your Purchase & Sales Agreement is signed...or if there is a mortgage you might want to wait until the written commitment has been secured. However in an effort to avoid a very large problem, please speak with your legal counsel prior to scheduling the moving company to verify the closing time. Essentially, the seller (or the current occupant) along with their belongings must vacate and have "broom cleaned" the property prior to the scheduled closing date and time. The buyer customarily obtains possession and/or access directly after the actual closing. I will be scheduling a walk-thru for the buyer just prior to the closing time. Sellers should leave all additional sets of keys (including the mailbox key) on the kitchen counter. I will deliver all of the keys to the closing!
It is very important to note that moving companies are booked well in advance! In addition, most moving companies typically want to view the property prior to your price quote, and may require direct access to your new property. If the property is located adjacent to the street, you will need to contact the City of Boston Parking Department for a parking permit during the hours of your move. A nominal fee paid to The City of Boston is required and must be obtained in advance at City Hall.
