My commitment has always been to provide an honest yet aggressive assessment of your home's current market value based solely on the facts. My goal is to always offer my clients the appropriate guidance on pricing depending upon their time frame and preferences, while respecting and conveying your decisions! I believe that to be successful in this market it is critical to have a truly competitive price accompanied with an experienced closer who will position your property to attract the buyer who will pay the highest possible selling price. Positioning your property so that it is clearly priced competitively amongst the competition....will ultimately help sell your property rather than helping to sell the competition!

However, with all due respect, as beautiful and well priced we think your property is, the only true barometer of the market I value is the "Activity Level"! The laws of supply and demand are based on the level of activity which will ultimately determine the highest price prospective buyers will pay for your home. Please keep in mind that most prospective buyers will be viewing numerous properties in various neighborhoods in the same general price range as your property. Real Estate agents usually show their buyers numerous properties at the same time to give the buyer a clear picture of what is available. Prospective buyers who do request a second viewing are still likely to be considering a number of properties. Finally, those buyers whose criteria match your property will then begin the process of making comparisons and forming their own opinion of value. For better or worse, this is how the market works! In my experience if the activity level is low, nine out of ten times the reason is that the market simply disagrees with the price. Although I will always do my best for you, I respectfully suggest we acknowledge the reality of the market throughout the entire sales process and strategize accordingly in an attempt to consummate a financially successful and honorable transaction!
