Client(s),
It was a pleasure to speak with you ???, and thank you for the opportunity to earn your business. I firmly believe that the single most important thing I could do as your broker is
to identify the best property for you and your needs at the lowest possible selling price! I look forward to meeting with you soon to start looking at properties...let me know your availability so I can begin scheduling showings?
I think we will need ?? days to see the all inventory in your price range, then we will be up to date with the current market. From there we will go see properties as they hit the market. Btw, I may suggest adding or deleting properties depending upon what I know about the particular property and/or what you have told me you are looking for? I do this in an effort to make the best use of our first time out...we can see every property you want in the coming days/weeks if that is ok with you?
In the meantime, please review my website which I truly hope differentiates me as your trusted advisor rather than the typical real estate agent: Valued Client Savings Program! Throughout this process I will use my website extensively, sending you friendly email reminders in an effort to walk you through each step. My intention is to stay on top of all the details so that you can go about your busy life...and this way we will have everything documented.
The next steps would be to submit your Property Search Request which will provide you with total access to all available inventory: Property Search...by using this live feed from MLSpin, I will be able to see everything you see and vice versa! You can request a showing of any property at any time...the absolute best way for us to stay on top of the market together!
THEN when received...Set up Client Contact Record, Add to Favorites & MLS Automatic Emails!
THEN when MLS is set up, Respond to the PS email request with:
Your Property Search has begun! You will receive an email shortly from "H3" titled: "Daily Receipt for Your Name" - AUTOMATIC EMAIL". Please be sure to ad "H3" to your address book so that these emails do not go to your spam file! Btw, here is a little description of the abbreviations on property listings: NEW=new listing PCG=price change ACT=already on the market...if and when we increased your price range these properties already on the market will show up on your list! BOM=back on market...if the property was under agreement and then the deal fell apart RAC-reactivated...the property was taken off the market by the seller (not under agreement) and then the seller decided to put it back on the market UA-under agreement...however, you will not see this abbreviation as the property listing will simply be removed from your list! EXT=the property listing expired but the seller resigned with the same agent!

Please see your fully signed Offer To Purchase documents. Congratulations...now let's close this deal!
I am in the process of retrieving all of the condominium documents and will send them to you as soon as I have them in my possession. In the meantime, the following information should help outline the next steps...please feel free to call me to discuss any of these issues in detail. Throughout this process I will use my website extensively, sending you friendly email reminders with links to my website in an effort to walk you through each step...this way we will have everything in writing. I realize this is a lot of information, however please take the time to review the following recommendations so that you are well informed:
Step #1: Please review my website in regards to the Home Inspection and the process! ....my personal recommendation is ???. We have agreed to complete this by ???. Please let me know your choice of home inspector ASAP as well as the date and time? I will coordinate this with the seller's agent who will arrange access to the property, as well as all systems, basement and the roof for that day. Btw, I respectfully suggest that all major home inspection issues be negotiated by your legal counsel, and not the real estate agents...this policy keeps this process strictly business!
Step #3: Please review my website in regards my list of Trusted Lenders and the process. I will assume you will be submitting your mortgage application to ??? by ?/?/? as agreed in the offer to purchase. Please let me know if this is not correct, as I will supply them with the necessary documentation in order to schedule the appraisal and submit the condominium questionnaire if required. When you have made this decision, please send an introductory email to your formal choice of lender and myself...this will allow me to get the ball rolling with all parties in an effort to move this transaction along smoothly.
Step #3: Please review my website in regards to the Purchase & Sales (P&S) and the process! My personal recommendation for you is ??? because he/she knows the market well, is an excellent attorney and negotiator, plus has great follow-up practices. Please contact your choice of attorney to discuss their services and cost. If you will be obtaining a mortgage, discuss your choice of lender with your attorney as they may also be able to represent the bank saving you a few hundred dollars! In the meantime, the seller's attorney will prepare the first draft of the P&S and deliver it to your attorney. When you have made this decision, please send an introductory email to your formal choice of legal counsel and myself...this will allow me to get the ball rolling with all parties in an effort to move this transaction along smoothly.
Step #4: Once I receive your formal choice of home inspector, legal counsel, lender, seller's choice of legal counsel and the condominium documents, I will prepare an On-line Transaction file containing all of the Offer To Purchase Real Estate documents. I will then contact both attorneys and the your lender...the on-line transaction will afford all parties access to the required documents. Although I believe the attorneys should negotiate the P&S, please feel free to call on me throughout this process with any questions and/or concerns. I am always ready to help with problem solving ideas and strategies!
Step #5: For an accurate picture of what to expect at the closing, please feel free to review the Closing Information & Moving Tips on my website! You might want to verify the average utility costs of this property. Rest assured that I will stay on top of these details until we close and will continue to send email reminders with links to my website in an effort to walk you through each step. My intention is to stay on top of all the details so that you can go about your busy life!

4. Negotiate Home Inspection Issues?...Legal Counsel to Negotiate Large Issues?...Send Client Email...Subject: Home Inspection Issues & Condominium Questions
Client(s),
I respectfully suggest that all home inspection issues and condominium questions be negotiated by your legal counsel, and not the real estate agents...this policy keeps this process strictly business! This is not about me not wanting to handle these steps. Rather, I am always trying to pass along proven tactics and strategies that are in your best interest. Buyers respond quite differently to the attorneys than the way they do their own broker. Trust me, this usually proves to be very beneficial in an effort to get the answers we want!
5. Client(s),
I realize this is a lot of information, but hope it helps make this process easier to understand....one step at a time! Throughout the P&S process I will be available to you and your attorney, answering all questions and passing along proven tactics and strategies in your best interest, Btw, I strongly suggest that you review the condominium documents in detail. This will answer all of your questions in regards to the association. Your attorney will most likely be doing the same.
I respectfully suggest that all major home inspection issues and condominium questions be negotiated through your legal counsel, and not the real estate agents...this is the perfect time to have all your questions verified in writing. OR... I have already conveyed the home inspection repairs and am waiting for the seller's response. I also respectfully suggest that all condominium questions be negotiated through your legal counsel, and not the real estate agents...this is the perfect time to have all your questions verified in writing. Sellers respond quite differently to their attorney than the way they do their own broker...trust me this usually proves to be quite beneficial. However I am more than happy to convey the home inspection issues and condominium questions, if that is what you and your attorney think is best...just let me know? Btw, it is always a good idea to keep these two issues separate!
The following is a list of questions that I highly recommend you email to the Management Company and/or Trustee. You can find their contact information on the On-line Transaction. However, you might want to run these by your legal counsel to see if they they have any thoughts and/or additions? Please feel free to add, modify or delete any questions you feel appropriate:
Does your condominium association have a website?
Are there any special assessments currently outstanding? If so, what is it for? What is the total due and when is it due? Are there periodic payments?
Are there any approved, pending or intended assessments or increases in the common area expenses?
Are there any problems or situations at the Condominium Association that I/we should be aware of i.e: flooding, water leaks, noise transference, window issues, neighbor disputes or other current issues?
Is there any outstanding or threatened litigation involving the Condominium Association?
How many of the units are owner occupied? How many are rented? Are there any so-called designated “affordable units” in the Association? Are there any commercial spaces?
Are any of the unit owners behind in their monthly condo payments? If so, how many and how much?
What are the current monthly Condominium Association fees for the Unit? What does your monthly condo fee includes i.e. air conditioning, heat, hot water, electric, cable, internet, property management, etc? Is there a separate monthly fee for parking?
Have there been any recent renovations, updates or improvements to the common areas or the building exterior?
What type of roof and approximately how old is it...has it been maintained regularly?
If the roof needs replacement in the future, who is responsible for the cost associated with removing and replacing the roof deck?
Is the maintenance of the exterior of the building a shared Condominium Association related expense?
Are the windows and doors the unit owner's responsibility or is this a shared Condominium Association related expense?
Are there any restrictions in your condominium documents in regards to renting this property?
Is the condominium association pet friendly...if so, are there any restrictions i.e. 1 pet, dogs only, cats only etc?
Are there external fire escapes or connecting balconies attached to the exterior building and if so, when were they last inspected?
Does your condominium association charge a move-in and/or move-out fee...if so what is the cost?

After for one calendar year (?/?/?-?/?/?) as an "owner occupant" and as your "primary address", you will be eligible to apply for the City of Boston's Residential Tax Exemption! Please review this information on the City of Boston's website: https://www.cityofboston.gov/assessing/Exemptions/resexempt.asp. I recommend that you put this on your schedule for 8/1/13...it is very simple to prepare and will save you +-$125.00 per month!
